Start with a fitting benchmark, then price the product
Tapi’s fitting page, checked on 8 October 2026, lists starting charges of £15/m² for laminate and click LVT, and £26/m² for engineered wood. Its published examples are indicative, include an arrangement fee and are subject to minimums and location or complexity supplements. These are fitting charges, not complete supplied-and-fitted floor prices.
Confirm the final written quotation, tax basis and exclusions. A price for laying the product does not establish the condition or preparation cost of your existing floor.
| Floor type | Starting fitting charge |
|---|---|
| Laminate | £15/m² |
| Click LVT | £15/m² |
| Engineered wood | £26/m² |

Measure installed area before adding waste
Split an awkward room into rectangles and add their areas. Include recesses where the flooring will run. Confirm whether the chosen installation goes beneath fixed furniture. Measure in metres so that length multiplied by width produces square metres.
Ask the fitter or product supplier for the waste allowance suited to the layout. A straight installation and a patterned one may require different buying quantities. Do not add a second allowance if the quotation already includes it.
Round the purchase to whole packs
Consider an illustrative 16 m² room with a chosen 10% waste allowance and packs covering 2.2 m². The purchase requirement is 16 × 1.10 = 17.6 m², which is eight packs. If the measured room were 17 m², the same allowance would require 18.7 m²: round 18.7 ÷ 2.2 up to nine packs, or 19.8 m².
The flooring calculator estimates area-based cost. It does not round to a supplier’s pack size. Use the final rounded buying area when comparing the actual material order, and keep installed area separate when agreeing labour.
Put the complete budget together
For a chosen £25/m² product, eight 2.2 m² packs cost £440. At the observed £15/m² starting laminate fitting rate, 16 m² adds £240. The £680 subtotal is an arithmetic example before underlay, trims, preparation, delivery, disposal or any applicable supplements. It is not a supplier quotation.
Keep all figures on the same VAT basis. Request the final payable total rather than assuming whether a supplier’s headline fitting charge includes every applicable tax or fee.

Ask about the surface underneath
Before agreeing a fitting date, ask who will assess the existing subfloor and price any necessary work. Record preparation separately so a later discovery is not mistaken for a change in the flooring price.
- Confirm uplift and disposal of the old floor.
- Check levelling, moisture assessment and any specified treatment.
- List underlay or adhesive, trims and door bars.
- Ask whether doors or skirting need adjustment.
- Confirm room clearance, delivery and access.
Use quotations to resolve local differences
We do not apply a regional multiplier. Supplier minimum charges, room shape and the actual preparation can matter more than a headline rate. Ask every fitter to price the same product, measurements and scope.
Keep pack coverage, batch references and the returns terms with your order. If the fitter measures again, reconcile any quantity change before buying. Avoid relying on a generic percentage where the chosen product requires a specific laying plan.
Common questions
Should labour be charged on the waste allowance too?
Ask how the quote is measured. The calculator applies labour to installed area and the material allowance to purchasing quantity. A contractor may quote a fixed job total.
Is 10% waste always correct?
No. It is a chosen example. Use product-specific advice and the actual laying plan.
Why is the fitted total higher than the flooring shop price?
Product supply, fitting, preparation and accessories are separate items. Compare written totals with the same inclusions.
